General information on purchasing a Greek property
Buying a property in Greece is very time-consuming due to the preparation for the purchase. We and our team will do all the necessary work for you in exchange for a power of attorney, so that you only have to come to the notary appointment. The purchase process through our company always involves co-operation between a lawyer and a notary. Other persons involved are a tax consultant and an architect or building engineer.
EU citizens are treated in the same way as Greek citizens during the purchase process. Opening a bank account, on the other hand, is possible without appearing in person, but is very time-consuming. We recommend our customers to open an account themselves on site and of course with our support. To buy a property in Greece, the first thing you need is a Greek tax number (AFM). We can obtain this for you after issuing a power of attorney. The costs for this are EUR 350,00 for one person and EUR 500,00 for a married couple plus 24% VAT. – In addition to these one-off costs, there is an annual lump sum of EUR 100,00 plus 24% VAT for support from the tax office.
To purchase a Greek property, the buyer requires: a valid EU passport or identity card, a Greek tax number (AFM), a certificate from the relevant tax office confirming payment of the real estate transfer tax and a clearance certificate. For buyers/citizens outside the EU, additional requirements apply. The seller must present the following documents to the notary:
A valid passport, a Greek tax number (AFM), current topographical plans of the property, a certificate from the competent tax office on the payment of inheritance or gift tax, a certificate on the payment of real estate tax in the last five (5) years, a certificate on any or no income from the property (in the last two years), a land register and land registry extract, a certificate from an engineer on the non-existence of building law violations or on the legalisation of any building law violations and the payment of the fees for this, for houses an energy efficiency certificate, a certificate of no objection from the competent tax office, a certificate from an engineer in accordance with Greek law 4014/2011 on the legalisation of any building law violations and the payment of the fees for this, for houses an energy efficiency certificate, a certificate of no objection from the competent tax office, a certificate from an engineer in accordance with Greek law 4014/2011 on the legalisation of any building law violations and the payment of the fees for this. In the case of houses, an energy efficiency certificate, a clearance certificate from the competent tax office, a certificate from an engineer in accordance with Greek Law 4014/2011 on the inspection of the property and determination of the non-existence of building law violations, a certificate of completeness of the electronic identity of the building, a building permit for developed properties whose construction was before 1983, a certificate from the competent municipality on the payment of all municipal fees. The notary may not notarise the purchase contract if this certificate is not available. All information is subject to change and without guarantee.
The additional purchase costs including the transfer tax amount to approx. 10%. The taxes and fees after the property purchase are the ENFIA tax, the fees for TV, the waste collection (property, waste disposal and street lighting fee: these fees are included in the electricity bill and paid to the responsible municipality. The size of the property determines the amount of these charges) and council tax. Please note that all rooms such as cellars or car parks etc. are affected by the ENFIA tax.
